Larry Ellison Lists North Palm Beach Estate for $165 Million โ€” What It Tells Us About Florida’s Ultra-Luxury Market

Larry Ellison is no stranger to making headlines โ€” or making eye-watering real estate moves. The Oracle co-founder and one of the world’s wealthiest individuals has spent years quietly assembling some of the most spectacular properties on the planet, from a Hawaiian island to a California estate once owned by William Randolph Hearst. But his latest listing in Florida is drawing particular attention, not just for the price tag, but for what it signals about where the South Florida luxury market is heading.

Ellison is relisting his oceanfront North Palm Beach estate for $165 million. That’s a 14% jump from the $145 million he was seeking in 2022, and more than double the $80 million he paid for the 8.4-acre Seminole Landing property in 2021.

It’s a bold number โ€” but in South Florida’s ultra-luxury market, it’s not entirely surprising.

Palm Beach Is Setting a New Floor

According to listing agents James Kenny and Paul Kaneb of K2 Realty, $100 million-plus deals have become “almost routine” in neighboring Palm Beach. That’s a phrase that would have seemed absurd a decade ago, but the migration of billionaires to Florida โ€” driven by no state income tax, warm winters, and post-pandemic lifestyle shifts โ€” has fundamentally reset price expectations at the top of the market.

Ellison himself has been doubling down on the area. He paid $173 million in 2022 for a roughly 15-acre compound in Manalapan, just south of Palm Beach, and added a $35 million adjacent parcel this past June.

North Palm Beach Is Catching Up

The more interesting story for real estate watchers may be what’s happening one town over. Kenny and Kaneb say a $50 million-plus market is beginning to establish itself in North Palm Beach โ€” a community that’s historically been more accessible than its famous neighbor. A property there sold for $55 million last year, and Ellison’s relisting could help push the market’s ceiling higher.

What This Means for Florida Real Estate Overall

Florida’s luxury boom is real and well-documented. But markets move from the top down โ€” when ultra-luxury prices rise, it creates upward pressure across all price points. Investors and buyers at every level of the Florida market are watching.

For buyers focused on value โ€” including the 77,000+ foreclosure listings currently available across Florida on Land.net โ€” the fundamentals remain strong: population growth, job creation, and continued demand for housing at all price points.
